CONSTRUCTORA ACTUAL S.A. was formed in 1970. Architect Gilberto Escobar Sepúlveda partnered with the Nieto Almeida Family to manage the real estate developments of the family. The company constructed the residential development Fraccionamiento Las Arboledas, the corporate offices of the group, and began the construction of industrial units and projects in the Industrial City of Celaya (Ciudad Industrial de Celaya), which began with the sale of land. A strategy was defined to focus the construction company on Residential Developments and industrial projects. Several projects were developed during this decade in the Industrial City of Celaya: Refrigeración Nieto, Arbomex, Transportes Kargo, the battery factory Monterrey Chloride was acquired by LTH, where various expansions and modifications were made. We participated in the construction of Gamesa and several extensions. In the late 70’s, the Nieto family acquired the agricultural land Rancho Tejeda in Querétaro. The company developed the project and the construction in stages of the Fraccionamiento Tejeda, its overpass, and access to 145 urbanized hectares. The current Constructora Actual expanded to Querétaro and Guanajuato.

In the early 80’s, the Federal Government amended the tax regime of all construction companies in the country. Constructura Actual, S.A. disappeared and its assets were transferred to Constructora Industrial Activa S.A. de C.V., known as CIASA, in October 10, 1980. During this decade, we began building in Aguascalientes the companies Seal Power de México and Tartratos Mexicanos. We continued with municipal works, such as the Cortazar Boulevard, and paving the streets of Celaya, such as the Tecnológico avenue and 12 de octubre and 2 de abril streets. We created an Asphalt Division and acquired a slurry seal machine and heavy machinery. In 1985, Mr. Escobar acquired a 24-hectare property in the urban sprawl; the property was called “veleros”. Grupo Veleros S.A. de C.V. was formed and the residential development “Del Parque” was built. The “Galerías Tecnológico” shopping center was also designed.

CIASA constructed the first and second stages of the Galerías Tecnológico shopping center, which included Comercial Mexicana, 40 commercial spaces, 2 movie theaters, Sears de México, Farmacias Guadalajara, several banks, Office Depot, Blockbuster, and McDonald’s. A third stage was also constructed for the Veleros Group, where we were awarded the construction of the 10-story high Roca building. Roy Dye and Mr. Escobar designed the golf course and the residential development of Fraccionamiento Campestre in Celaya, where CIASA participated in the construction of the housing development and also in the refurbishment of the facilities of Celaya’s Country Club. The Governments of Mexico, Canada, and the United States signed the North American Free Trade Agreement (NAFTA) in 1994 and changed the Bajío Region, attracting many domestic and foreign companies due to its location. CIASA participated in the construction of Chemiplástica, Rehau, De Acero, and Hutchinson. In 1998, Mr. Gilberto Escobar Charles joined CIASA in the machinery workshop department, forming the structure workshop. A stamping plant was designed and constructed for PEMSA, as well as several extensions.

CIASA designed and built the Veleros commercial zone, right next to the Roca Building, and the general parking lot of this last stage. Celay was constructed in the Industrial City of Celaya, and CIE Automotriz was designed and built. On March 27, 2007, Mr. Gilberto Escobar Sepúlveda acquired CIASA from the Nieto Almeida family. Mr. Gilberto Escobar Charles was appointed General Manager of CIASA. In the late 00’s, CIASA’s personnel is restructured and the construction company focuses on industrial constructions and as a promoter and developer of housing, looking for appropriate locations within the urban sprawl of Celaya. CBCentro bienes raíces is created with the purpose of locating industrial and residential properties for sale to the public and for CIASA.
